What we will help you decide
Most of the replacement projects we take on in Sarasota are whole-home, not a single window. On older homes, the original windows all went in together, so they tend to wear out together. We’ll walk you through whether a full replacement makes sense for your house, which frames and glass hold up to salt air and west-facing sun, and what your address needs under Florida code. You tell us about the house and what matters most. We help you plan it once.

WHOLE-HOME WINDOW REPLACEMENT IN SARASOTA: KEY TAKEAWAYS
- All Glass & Windows sells and installs replacement windows for Sarasota-area homes, and has since 2009. Most of our Sarasota replacement projects are whole-home, not a single window.
- The Florida Building Code took effect on March 1, 2002. Original windows still in place on older homes predate today’s windborne debris standards.
- For older one- and two-family homes, Florida Building Code, Existing Building, Section 707.4 lets you replace up to one quarter of the home’s total glass area in any 12-month period without adding opening protection. Go past that, and the new windows and doors need it.
- That’s why we recommend planning the whole house at once: one assessment, one permit, every opening protected the same way.
- Smaller projects are welcome too. Keep in mind the one-quarter limit counts glass area within any 12-month period, so earlier replacements count toward it.
- We manage the county permit and provide what your HOA or condo association needs for approval.
- Window lines we install include PGT, ESW, Marvin, Kolbe, and WinDoor, with impact-rated options matched to your openings and exposure.
- Our Sarasota showroom is open by appointment, so you can compare frames and glass in person before you decide.
Why Most Sarasota Window Replacements Are Whole-Home
On most older Sarasota homes, every window went in the same week the house did. So when one starts to fog, stick, or leak, the rest usually aren’t far behind.
That’s why we plan replacement around the whole house rather than the one window that failed first. One look at every opening, one set of measurements, one permit, and one install schedule. You end up with windows that match, operate the same way, and carry the same protection.
Older homes add a wrinkle. Their openings rarely match today’s catalog sizes, so we measure the real rough opening before anything is ordered.
Why We Recommend Replacing Every Window at Once
Florida code is the short answer.
Replacement windows have to meet Florida’s current wind code. For older one- and two-family homes in the windborne debris region, which includes Sarasota, Section 707.4 of the Florida Building Code, Existing Building allows one exception: you can replace up to one quarter of the home’s total glass area in any 12-month period without adding opening protection. Those windows still have to be designed for the wind pressures the code requires.
Go past one quarter and the exception no longer applies. The replacements need opening protection, which means impact-rated glass or approved protection over the opening.
Two things catch people. The limit is measured by glass area, not by how many windows you swap, so a large slider uses it up fast. And it counts everything within any 12-month period, so last fall’s small job counts toward this spring’s.
There’s also the plain storm logic. One original single-pane window in a back bedroom is still a weak point, even if the rest of the house is impact glass. Replacing the whole house means every opening is protected the same way.
Choosing Frames and Glass for the Whole House
When you’re replacing every window, the decision comes down to three things: protection, energy performance, and frame material.
- Protection. Laminated impact glass is rated for windborne debris and is the standard for storm protection here. Look for Florida Product Approval or a Miami-Dade Notice of Acceptance (NOA) on the specific product and configuration. If a window doesn’t carry it, it doesn’t belong on a coastal opening. More in our impact windows overview.
- Energy performance. In Sarasota’s cooling-dominant climate, SHGC (how much solar heat the glass lets in) matters more than U-factor. West-facing walls take the worst of it, so a lower SHGC there does more for comfort than insulation alone. More in our energy efficiency guide.
- Frame material. Neither aluminum nor vinyl is universally better. Vinyl’s multi-chambered frames handle salt air and west-facing heat well. Aluminum carries the largest sizes and highest design pressures. We’ll tell you which fits your openings and exposure.
Design pressure (DP) matters too. It’s the wind load a window is tested to handle, and the right number depends on where the opening sits and what it faces. We match the product to your exposure and the code before anything is ordered.
Is Your House Ready for Full Replacement?
These are the signs we see most often on Sarasota homes that are ready:
- Fog or moisture between the panes, which means the seal has failed
- Sashes that stick, drop, or won’t lock
- Rising cooling bills from single-pane or early insulated glass
- Original windows on a home built before 2002
That last one is the big one, and it lines up closely with when your neighborhood was built. Homes in The Meadows, Palmer Ranch, Bent Tree, Laurel Oak, and Misty Creek were built largely from the mid-1970s through the 1990s. Gulf Gate and South Gate go back to the 1950s through the 1970s. Our Sarasota window replacement guide walks through it neighborhood by neighborhood.
If only one or two windows are giving you trouble, call us anyway. We’ll look at the whole picture and tell you honestly whether a smaller job makes sense right now.
What a Whole-Home Window Replacement Project Looks Like
- Consultation. We look at your openings, exposure, and goals.
- Measure and spec. We measure every real rough opening and match each window to its exposure and the code.
- Proposal. Clear product recommendations and a written scope. For numbers, request a quote built around your home.
- Permitting. We manage the county permit and provide what your HOA needs for approval.
- Order. We place the order and keep you posted on lead times, which stretch in peak season.
- Installation. Our crews install, seal, and finish.
- Walkthrough. We confirm everything operates and clean up before we call it done.
The install itself is usually the quick part. Our crews are typically on site for a matter of days, not weeks. The longer stretch is everything before install day: manufacturer lead time, permitting, and any HOA or coastal review.
HOA and Condo Approvals for Whole-Home Replacement
In much of Sarasota, whether you can start right away depends on your community. Lake Sarasota and Sarasota Springs are largely non-deed-restricted. Palmer Ranch communities, Laurel Oak, Misty Creek, Bent Tree, and Colonial Oaks have committees that approve exterior changes, including windows, and frame color and style may need sign-off.
We provide the product information, drawings, color selections, and specifications the association needs. Some associations let us help with the approval package, and others require the homeowner to submit it directly. Either way, start early. A whole-home project touches every opening, so it’s exactly what review boards want to see first.

Sarasota Window Replacement FAQs for Whole-Home Projects
For most older homes, yes. The original windows usually went in together and wear out together, and Florida code limits how much glass an older home can replace without opening protection. Doing the whole house at once means one permit, one install schedule, and every opening protected the same way. Smaller jobs are still welcome, and we’ll tell you honestly which approach fits your house.
Replacement windows have to meet Florida’s current wind code, and Sarasota is in the windborne debris region. Outside one exception for older homes, that means opening protection: impact-rated glass, or approved protection over the opening. The exception lets older one- and two-family homes replace up to one quarter of their total glass area in any 12-month period without it.
It’s an exception in Section 707.4 of the Florida Building Code, Existing Building. For one- and two-family homes built under codes older than the Florida Building Code and located in the windborne debris region, you can replace up to one quarter of the home’s total glass area within any 12-month period without adding opening protection. The new windows still have to be designed for the wind pressures the code requires. Go past one quarter and the exception no longer applies. It’s measured by glass area, not window count. Your local building department has the final call on how it applies to your house.
Yes. We do smaller projects too. If your home was built before the Florida Building Code, keep the one-quarter limit in mind: it counts all the glass replaced within any 12-month period, so a few windows now can affect what the next job requires. We’ll tell you honestly whether it makes more sense to do a few now or plan the whole house.
The install is usually the quick part. Our crews are typically on site for a matter of days, not weeks, depending on how many openings you have and whether any are non-standard. The full project runs in weeks once you add manufacturer lead time, permitting, and any HOA or coastal review.
Yes. Permitting is part of the job. We manage the county permit, and for HOA, architectural review, and condo association approvals we provide the product information the association needs.
If you’re in a deed-restricted community, usually yes. Review boards often want frame color, grid pattern, and glass details before work starts. We provide the product information, drawings, color selections, and specifications. Some associations let us help with the approval package, and others require the homeowner to submit it directly.
It depends on the opening and what it faces. Look for Florida Product Approval or a Miami-Dade NOA, a design pressure rating matched to the exposure, and a low SHGC on sun-facing walls. Vinyl frames handle salt air and west-facing heat well, and aluminum carries the largest sizes and highest design pressures. We’ll match each opening to the right product.
We don’t publish prices, because an honest number depends on your home. What moves it: how many openings, the sizes (older homes often need non-standard sizing), the frame material and glass package, the brand and product line, and the complexity of the install. Request a quote and we’ll build it around your actual openings.
There’s no perfect month, but lead times on popular impact lines run longer in peak hurricane season, and permitting and HOA review add time on top. Starting the conversation well before you need the windows in gives you the most room.
Yes. We sell and install both windows and exterior doors, so a whole-home impact project runs through one company instead of two trades you coordinate yourself. One set of measurements, one permitting path, and the finishes stay consistent across the house.
