The Barrier Islands Are a Different Job
Siesta Key, Longboat Key, Lido Key, Bird Key, and Casey Key sit closest to the water, which changes three things at once.
Salt air works on hardware and finishes year-round, so the finish and the fasteners matter as much as the glass. Wind exposure is higher, which drives the design pressure the product has to be rated for. And most of these communities run architectural review on top of the county permit, which adds a submittal step before anything gets ordered.
Product selection on the islands isn’t the same as three miles inland. We spec marine-grade finishes and stainless fasteners near the water, because standard hardware fails years sooner there.
What Changes When You Cross a County Line
Three counties, three permitting authorities.
Sarasota County covers the city of Sarasota, Osprey, Venice, Nokomis, North Port, and the barrier islands. Manatee County covers Bradenton. Lakewood Ranch straddles the line, so whether your permit goes through Manatee or Sarasota County depends on which side of the boundary your address sits on. Pinellas County covers St. Petersburg.
The county decides who issues your permit and who inspects the work. It doesn’t decide what product you need. That comes from your address: the wind-borne-debris region, the wind zone, and the design pressure your specific openings have to hold. Two houses a few miles apart can land on different requirements.
