There is also a rule worth knowing. If you replace more than 25 percent of your home’s glazed opening area within a 12-month period, the new windows have to meet current impact standards. A few honest signs it is time:

• Condensation or fog between the panes (the seal has failed).
• Sashes that stick, drop, or will not lock.
• Rising cooling bills from single-pane or early insulated glass.
• Original windows on a home built before 2002, which almost always means non-impact glass.

Energy performance. In our cooling-dominant climate, the number that matters most is SHGC (how much solar heat the glass lets through), not just U-factor. Frame material. The aluminum versus vinyl question comes up on almost every project. Neither is universally better.
