How long does window replacement take in Sarasota?

The install itself is usually the quick part. For a whole-home replacement in the Sarasota area, our crews are typically on site for a matter of days, not weeks, and the exact number depends on how many openings you have and whether any are non-standard. The longer stretch is everything before install day: ordering, the manufacturer’s lead time, and permitting. So the honest answer is that install is fast, and the full project runs in weeks, not days, once you account for those steps.

What drives the timeline

• Manufacturer lead time. This is the biggest variable, and it’s why there’s no single answer. We carry several manufacturers, and their lead times move with the season. In peak hurricane season, popular lines like PGT WinGuard run longer. If timing matters for your project, we can often steer you toward a line that’s running shorter that month.
• Permitting. Sarasota County and the City of Sarasota both require permits for window and door replacement, especially for impact-rated products. Permit review adds time on top of manufacturing.
• Barrier islands and HOAs. On Siesta Key, Longboat Key, and the other islands, coastal review and HOA approval can add time. We plan for it up front so it doesn’t catch you by surprise later.
• Scope. A handful of openings moves faster than a whole home. Older Sarasota homes with non-standard rough openings can add a step, since the opening has to be measured and sometimes prepped before anything is ordered.

What to ask any dealer about timing

• What’s the current lead time on the specific line you’re recommending this month?
• Who pulls the permit, and is permit time included in your estimate?
• Does my property need coastal or HOA review, and have you handled it here before?
• Will my openings be measured before the order is placed?

Why Replace Every Window at Once in Sarasota?

Short answer: Florida code rewards doing it all together, and so does your wallet over time.

Florida’s statewide building code took effect on March 1, 2002. If your home was permitted before then, its original windows almost certainly are not impact-rated. They predate the wind-borne debris standards that Sarasota County homes are held to today.

There is also a rule worth knowing. If you replace more than 25 percent of your home’s glazed opening area within a 12-month period, the new windows have to meet current impact standards. Piecemeal replacement can quietly trip that threshold anyway, so most homeowners find it simpler to plan one full replacement, permit it once, and be done.

Whole-home replacement also means every opening is protected the same way when a storm is in the Gulf. One old aluminum single-pane in a back bedroom is still a weak point, even if the rest of the house is impact glass.

How to Tell If Your Windows Are Due for Replacement

A few honest signs it is time:

• Condensation or fog between the panes (the seal has failed).
• Sashes that stick, drop, or will not lock.
• Rising cooling bills from single-pane or early insulated glass.
• Original windows on a home built before 2002, which almost always means non-impact glass.

Replacement candidates, neighborhood by neighborhood

Age of the housing stock is the clearest signal, and it varies a lot across the county:

• The Meadows, Palmer Ranch (Deer Creek, Prestancia, Turtle Rock), Bent Tree, Laurel Oak, Misty Creek: built largely from the mid-1970s through the 1990s. Original glazing here is well past its service life, and many of these are golf and gated communities with an approval step (more on that below).
• Gulf Gate and South Gate: classic mid-century Sarasota, built from the 1950s through the 1970s. These are some of the strongest full-replacement candidates in the area, and they sit close to the coast.
• Lake Sarasota, Sarasota Springs, Colonial Oaks: established, affordable neighborhoods with a lot of 1950s to 1990s homes with their original windows.

Different eras, same reality: if the glass is original and the house predates 2002, you are looking at non-impact windows that a full replacement brings up to current code.

Choosing the Right Windows for a Florida Home

Once you have decided to replace, the choices come down to protection, energy performance, and frame material.

Energy performance. In our cooling-dominant climate, the number that matters most is SHGC (how much solar heat the glass lets through), not just U-factor. For sun-facing and west-facing exposures, a lower SHGC does more for your comfort and bills than insulation alone. Low-E coatings and ENERGY STAR eligible glass packages are worth asking about. Frame material. The aluminum versus vinyl question comes up on almost every project. Neither is universally better. Vinyl’s multi-chambered frames handle salt air and west-facing heat well; aluminum carries the largest sizes and highest design pressures. We will tell you which fits your openings and exposure.

Florida Product Approval and Design Pressure: what makes a window actually rated for your home

Not every window sold as “impact” is approved for every Sarasota home. Two things decide it.

First, Florida Product Approval, or a Miami-Dade Notice of Acceptance (NOA). This is the documentation that a specific window, in a specific configuration, is tested to Florida code for the wind-borne-debris region. If a product doesn’t carry it, it doesn’t belong on a coastal opening here, no matter how it’s marketed.

Second, Design Pressure, or DP. DP is the rating for how much wind load a window is tested to handle, positive and negative. The right DP depends on your exposure. A west-facing wall taking the full solar and wind load, a barrier-island home on Siesta Key or Longboat Key, or a taller elevation can call for a higher DP than a sheltered opening on the same street. Most Sarasota homes fall in Wind Zone 3, while barrier-island homes often need a higher rating.

This is the part generic window pages skip, and it’s where a rated product still fails inspection: the window was fine, but the DP or the approval didn’t match the opening. Window Replacement and Your HOA or Community Rules

Here is the friction that other guides skip. In much of Sarasota, whether you can just start depends on your community.

• No approval needed: neighborhoods like Lake Sarasota and Sarasota Springs are largely non-deed-restricted. You can move when you are ready.
• Voluntary association, but check: Gulf Gate has a voluntary civic association, and South Gate runs a design review process that cares about matching the neighborhood’s mid-century look.
• Gated with architectural review: Palmer Ranch communities, Laurel Oak, Misty Creek, Bent Tree, and Colonial Oaks have committees that approve exterior changes, including windows. Frame color and style may need sign-off.
